What should I check before buying a plot in Nagpur?

Check that the layout is registered on MahaRERA, has a non-agricultural (NA) order and a layout sanction from NMRDA or the Municipal Corporation, that the seller's title is clear on the 7/12 extract and a 30-year title search, that there are no encumbrances, and that payments go to the project's designated bank account.

What is a Gunthewari plot, and why should I be careful?

Gunthewari refers to plots in layouts developed without full approvals, which owners later apply to regularise. The Hitavada reported in February 2026 that only about 1,000 of roughly 1.5 lakh applicants in the Nagpur Metropolitan Region had received regularisation letters in three years. Buying in a RERA-registered, NMRDA-approved layout avoids that wait.

Is a riverside plot safe?

Riverside layouts must keep buildable plots outside the river's flood line and buffer set by the irrigation department and planning authority. We cannot give a flood guarantee for any land. What you can do: ask to see the flood line marked on the approved layout, check the plot's level on site, and read the layout conditions on MahaRERA. Godrej Rivershore Estate's layout has the Vena River along its west and south boundaries, with a riverside boardwalk planned as an amenity.

Where can I verify documents myself?

  • MahaRERA project page: registration, approvals, title documents and quarterly progress. Open MahaRERA.
  • Mahabhumi (Maharashtra land records) for 7/12 extracts and property cards.
  • IGR Maharashtra for stamp duty, ready reckoner rates and registered documents.

Frequently asked questions

How do I know if a plot in Nagpur is legal?

Confirm MahaRERA registration, the NA order, layout sanction by NMRDA or the Municipal Corporation, the 7/12 extract and a 30-year title search, and that there are no encumbrances. A property lawyer can run these checks for you.

Is RERA registration mandatory for plotted layouts in Maharashtra?

Yes, if the land is more than 500 sq m or the layout has more than eight plots. The project must be registered before it is advertised or sold.

What is a 7/12 extract?

The 7/12 (saat-baara) is the Maharashtra land record that shows the owner, area and land use of a survey number. You can view it on the Mahabhumi portal.

Should I avoid Gunthewari plots?

Be cautious. Regularisation can take years: about 1,000 of roughly 1.5 lakh applicants in the Nagpur region were regularised in three years, as reported in February 2026. An approved, RERA-registered layout avoids this.

Is the Vena River a flood risk for Godrej Rivershore Estate?

No one can rule out flood risk for any land. Ask to see the flood line on the approved layout and check plot levels during your visit. Planning rules keep buildable plots outside the river's flood line.

Where does my money go when I pay?

Into the MahaRERA-designated collection account for the project, as RERA requires. Never pay cash or into a personal account.
