Can a family office or company buy plots at Godrej Rivershore Estate?
Plots can be bought in the name of an individual, joint holders, an HUF, a company, an LLP or a trust, subject to Godrej's booking requirements and the entity's own constitutional documents. Each plot gets its own allotment letter and agreement for sale under MahaRERA registration PP1190002600809.
Why land in a branded Nagpur township?
- Godrej Properties as developer, with a MahaRERA-registered, NMRDA-approved layout and an NA order for all 1,058 plots.
- A corridor anchored by the Samruddhi Mahamarg, MIHAN, AIIMS and IIM, with two metro lines nearby.
- Land as a non-depreciating asset that diversifies a portfolio heavy in equities, debt or Tier-1 apartments.
- A clear statutory framework: RERA escrow, possession dates, delay interest and defect liability written into the agreement.

How does buying several plots work?
- We share live availability so you can shortlist adjacent or spread-out plots by size, facing and road width, subject to availability at the time.
- Each plot is booked, allotted and registered separately, so plots can later be sold, transferred or gifted individually.
- Payments follow 20 : 40 : 40 for each plot, into the MahaRERA-designated project account only.
- TDS of 1% applies to each payment where a plot's price is ₹50 lakh or more.
- Prices are set by Godrej Properties. Any official offer running at the time applies equally and is shared in writing.
What about exit and liquidity?
Before possession, a plot can be transferred after 50% of the price is paid or 12 months from allotment, whichever is earlier, with Godrej's written approval and a transfer fee of ₹100 per sq ft plus GST. After possession and conveyance, plots are freehold and can be sold like any other land. Liquidity in a new micro-market is lower than for flats in established areas, so plan for a multi-year hold. No returns are promised.
Tax points to raise with your advisor
- Gains for individuals and HUFs on land held over 24 months are long-term, taxed at 12.5% without indexation under current rules.
- Companies, LLPs and trusts are taxed under their own rules; whether land is held as an investment or as stock-in-trade changes the treatment.
- Stamp duty and registration apply per plot.
- Entity purchases may need board or partner resolutions and authorised-signatory documents.
