Investing in Rivershore — clearly

The case, the risks, the exit — and how to buy from anywhere in the world.

The case and the risks

Rivershore is a long-hold land investment: Godrej-branded, MahaRERA-registered plots next to Samruddhi Circle on the Samruddhi–MIHAN corridor, suited to a 4–7 year horizon. It is not a quick flip, and no returns are guaranteed.

The case

  • Godrej brand, NMRDA-approved layout, clean MahaRERA record
  • Land doesn't depreciate like a building
  • Samruddhi Mahamarg fully open; MIHAN 30,000+ jobs and growing
  • Demand proven — 450+ plots booked in two launch days
  • Ticket sizes far below branded land in Tier-1 cities

The risks

  • Early-stage micro-market — growth depends on infrastructure timelines
  • Possession end-2029: capital locked till then (resale possible earlier, see below)
  • No rental income before you build
  • Lower resale liquidity than flats in established areas
  • Manish Nagar, Besa, Beltarodi compete on day-one convenience
Exit

Resale & tax

Resale before possession is allowed after you've paid 50% of the price or 12 months from allotment (whichever is earlier), with Godrej's written approval and a transfer fee of ₹100/sq ft + GST.

Tax (residents): land held over 24 months → 12.5% long-term capital gains without indexation; sections 54EC/54F may exempt reinvested gains. NRIs: the buyer deducts TDS; repatriation within RBI limits. Consult your CA.

Mumbai & MMR

~8 h by Samruddhi · ~1.5 h by flight

The same expressway that begins at Mumbai's edge ends next to this project. Own land outright in a Godrej layout, instead of paying Mumbai prices for carpet area.

Pune

~1.5 h by direct flight

For roughly what a compact flat costs in many Pune suburbs, own a branded plot — a flat at home, land in a second growth city.

Bengaluru

~2 h by direct flight

Branded land at a fraction of Bengaluru plot prices. Godrej brand and MahaRERA registration answer the trust question from 1,000 km away.

Hyderabad

NH-44 corridor · ~1.25 h by flight

A familiar pattern: branded plotted townships along a new expressway, near an SEZ and airport.

FAQ

Investor & NRI questions

Investing, resale & NRI

Is Godrej Rivershore Estate a good investment?

It suits a 4–7 year land hold: branded, RERA-registered plots next to Samruddhi Circle on the Samruddhi–MIHAN corridor. The main risks are an early-stage micro-market, possession at end-2029 and no rental income before you build. No returns are guaranteed.

Can I resell before possession?

Yes, after paying 50% of the price or 12 months from allotment (whichever is earlier), with Godrej's written approval and a transfer fee of ₹100 per sq ft plus GST.

Can NRIs buy plots here?

Yes. Under FEMA, NRIs and OCI cardholders can buy residential plots in India without RBI approval (not agricultural land or farmhouses). Payment must be through an NRE/NRO/FCNR(B) account or inward remittance, a PAN is required, and you can sign through a registered power of attorney.

How is profit on sale taxed?

Under current rules, land held for more than 24 months attracts 12.5% long-term capital gains tax without indexation; exemptions under sections 54EC and 54F may apply. Consult your CA.
